The idea

Buying a property with friends, family or a small group of investors is a great idea on paper. In practice, it means a tangle of spreadsheets, bank transfers, informal agreements and a lot of trust. The usual alternative is to hand everything to a management company or investment platform, and give up control and a slice of the returns.

BaseBrick removes the middlemen. It gives a group of co-owners one place to buy, manage and share the income from a property, with a clear, permanent record of who owns what.

What BaseBrick does

  • Shared ownership, clearly recorded. Each property gets its own token, and each owner's holding represents their share. Ownership is anchored on the Base blockchain, so the record can't be quietly changed.
  • Funding and capital calls. Raise money for a purchase or a big repair, issue invoices to co-owners, and track every payment, whether by bank transfer or in crypto.
  • Rental management. Run the full tenant journey, from application and referencing to a signed tenancy agreement, deposit and rent collection, with a portal for tenants.
  • Income and costs. Record rental income and expenses against each property, and share profits in proportion to ownership.
  • Holiday-let integrations. Revenue and costs flow in automatically from Guesty, Hostaway and Hospitable, and can be pushed out to accounting or CRM tools.
  • Legal agreements, signed and anchored. Shared ownership agreements and rental mandates are generated from templates, signed electronically, and fingerprinted on the blockchain so the signed version can always be proven.
  • Group decisions. Owners can propose and vote on decisions, such as approving a transfer of shares.

Blockchain where it makes sense

BaseBrick isn't a crypto trading platform. The blockchain is used for one job it does well: keeping a transparent, tamper-proof record of ownership and signed documents. Everything else, from tenancies to the financial ledger, runs on a conventional database.

The property tokens are deliberately locked down. Only approved, identity-checked wallets can hold them, so they can't be traded on open markets. Administrators can pause a token or move holdings when the law requires it, for example after a court order, a lost key or the death of an owner. In BaseBrick, the code supports the legal agreement; it doesn't replace it.

BaseBrick architecture: admins, tenants and holiday-let platforms connect to Cloudflare Workers for the admin API, public listings, blockchain relayer and docs. Data is stored in Cloudflare D1, and property tokens and document hashes are recorded on the Base blockchain.

How BaseBrick fits together: everything runs on Cloudflare's network, with ownership anchored on Base.

Under the hood

BaseBrick is built entirely on Cloudflare Workers, so there are no servers to run and costs stay low as it grows. It's a set of connected services:

  • Admin and owner dashboard, with role-based access for super admins, property admins, owners and tenants, plus a full audit log
  • Public listings site for presenting properties to prospective investors
  • Blockchain relayer that deploys a token contract for each property and records document fingerprints, with a treasury dashboard for managing funds
  • Smart contracts built on OpenZeppelin's widely used ERC-20 contracts
  • Documentation site with a full API reference at docs.basebrick.xyz

It runs on the Base Sepolia test network today and can switch to Base mainnet from a setting in the admin portal, with no code changes or redeployment needed.

Who it's for

BaseBrick suits anyone who wants to run shared property ownership as a business: a property investment club, a co-ownership or fractional-ownership start-up, a property manager who wants to offer shared ownership to clients, or a proptech company that wants a head start.

Own it

BaseBrick is one of our ready-to-go software businesses, available to own outright for £500,000. That's a mature, well-documented platform covering ownership, funding, rentals and compliance controls, ready to put in front of your first investors.

Shared property investment is regulated in the UK and many other countries, so whoever operates BaseBrick with real investors will need the right permissions and legal advice. We're happy to talk through what's involved.
